Everyone knows you should get a building and pest inspection before you purchase a home to find any big problems such as moisture damage, termites or foundation issues.

1. Movement in footpaths and concrete

Movement in concrete could be a risk as minor as a tripping hazard, or even as severe as an indication that movement may become more prominent in the future. This could  lead to major building works such as underpinning.

2. Fence damage

Worn out and damaged fences are easy to overlook and often can be hidden by plants and other vegetation. But, replacing a fence can be a real hassle, especially when you need to coordinate with neighbours. Fence repairs of rebuilds aren’t cheap and can cost thousands of dollars.

3. Rusting gutters or roof panels

It’s not something that can be spotted from the ground, but rust on roofs and in gutters can cause real issues if left untreated. If the damage is only minor, you might be able to salvage it with a quick application of kill rust. But in some cases, the rust may be too severe and entire gutters could require replacing.

Things a Building and Pest Inspector Can’t Check

At Building and Pest Inspections Sunshine Coast we are as thorough as possible, but there are some things a building and pest inspector can’t check.

Whether it’s that we aren’t qualified to inspect the area properly, or access to the area simply isn’t available, our comprehensive reports will still take you through everything you need to know before purchasing a property.

Electrical installation

All electrical wiring, meter box and appliances need to be checked by a qualified electrician.

We always recommend consulting a licensed electrician if you need further advice about anything electrical in a property.

Plumbing

Plumbing requires a different set of skills and training to building and pest inspections, so all plumbing needs to be inspected and reported on by a qualified plumber.

If you have concerns about the plumbing at a property it is recommended that a licensed plumber be contacted for further advice.

Air-conditioning units

Air conditioners fall under electrical items, and as such are something we cannot check. They also perform differently depending on weather conditions, so an issue may not be obvious every time it’s in operation.

We recommend all air-conditioning units  be serviced annually and air filters cleaned on a regular basis as per the manufacturers’ specifications.

Chimneys

If a property has a chimney, the flashings and brick deterioration, mortar erosion and lack of support may not be visible due to height restrictions.

All fire boxes or fireplaces need to be burning fuel to test if the units work correctly. This test is outside the scope of an inspection and it is recommended that if a property has these components, that they are fully tested and inspected before purchase.

Hot water units

While we are not plumbers, we do include a visual report of the condition of the hot water unit and will recommend that a licensed plumber should be consulted for further advice if it’s required.

We cannot test pressure relief valves on freestanding hot water units as this valve may break, seize or leak due to lack of testing over a period of time.

Swimming pools and pool fencing

The owner/seller of a home is required to provide you with a pool safety certificate at the time of sale. This can only be issued by a licensed pool safety inspector. If the pool does not have a pool safety certificate before entering into contract, the seller must give the buyer a form 36 – notice of no pool safety certificate.

Obstructed areas

If an area such as a roof space cavity, the back of wardrobes and cupboards or the crawl space under a house is not accessible, or obstructed, then we can’t inspect it.

Case Study – Inspection Results

For every inspection we conduct, we take many photos, all of which are sent through with your report within 24 hours of your inspection. Here we discuss some damage we found within a property on a recent inspection.

  • The first photo may look okay to the untrained eye, but when the inspector clears away the soil he finds extensive damage to the timbers below the soil and the start of a mud trail up the vertical timbers.
  • The second photo shows extensive damage to the framework concealed below soil.
  • The third photo shows termite damage to the floor framing above the wall structure.

These signs are very obvious to a Building and Pest Inspector however they would be easily missed by a purchaser during their inspection of the premises.

Advice on How to Lookout for Termite Activity

When timbers and weepholes are concealed in soil, vegetation, woodchip and stored goods, they allow access for termites to enter the frame work of their home.

Keeping the perimeter of your home clear from gardens etc. allows you to see the termites building their mud tubes to gain access to the dark damp areas they like to inhabit. Termites can cause a large volume of damage to the framework and cause the structure to become unsafe and very expensive to repair.

A Building and Pest Inspector will look for signs of entry to concealed areas and point out areas that require rectification. The inspector can also advise you of the best methods of keeping your dwelling free of the conditions that are inviting for termites.
