A recent inspection at an Imbil property showed up a few issues that need to be rectified. Here is a bit more about our findings. 

Suburb: Imbil (Sunshine Coast) 

Property details: Split level fee-standing dwelling with north facing street frontage. 

Inspection findings: 

Internal 

  • Crack to wall sheet join front room?requiring repair/repainting. 
  • Slight undulations to some flooring. 
  • Lower level toilet door does not comply with current safety standards. 
  • Head height to laundry door alcove and back door openings are not to minimum standard. 
  • Various doors require painting/touch up work. 
  • Main water pipe to building is leaking – highly recommend engaging a plumber for repair work. 

External

  • Crack to southern block wall?requires monitoring.  
  • External cladding – broken fibrous sheet?may?contain asbestos – highly recommend repair by tradesperson. 
  • Rust to various window awning sheeting requiring replacement. 
  • Wood rot uncovered on some external building fixtures. 

Note about Asbestos:  

Asbestos is not something that BPI can confirm or explicitly check for, rather we recommend that the client seek professional advice from an asbestos expert and get it tested. We recommended an inspection in this case as asbestos may be contained within the property.

To highlight the importance of undergoing a termite inspection as part of your building and pest inspection, we have outlined a few findings from a recent client visit. 

Suburb: Ninderry 

Property details: Single level free standing dwelling on a concrete slab. 

Inspection findings:  

Internal 

  • Cracks found in both internal walls and ceilings. 
  • Termite damage uncovered to some skirting. 
  • Moderate wall damage to various areas. 
  • Painting required in various areas. 
  • Some cracked tiles and windows. 

External 

  • External cladding has some damage and requires fixing. 
  • No gutter fitted to rear patio roof. 
  • Evidence of pest damage to one rural fence post. 

Although we did not find any visible active termites at the time of the inspection, we did locate termite damage on the property. 

While we may locate damage but not live termites themselves, there is still the possibility of live termite activity nearby and highly recommend further investigation to rule out more damage being caused.

Things a Building and Pest Inspector Can’t Check

At Building and Pest Inspections Sunshine Coast we are as thorough as possible, but there are some things a building and pest inspector can’t check.

Whether it’s that we aren’t qualified to inspect the area properly, or access to the area simply isn’t available, our comprehensive reports will still take you through everything you need to know before purchasing a property.

Electrical installation

All electrical wiring, meter box and appliances need to be checked by a qualified electrician.

We always recommend consulting a licensed electrician if you need further advice about anything electrical in a property.

Plumbing

Plumbing requires a different set of skills and training to building and pest inspections, so all plumbing needs to be inspected and reported on by a qualified plumber.

If you have concerns about the plumbing at a property it is recommended that a licensed plumber be contacted for further advice.

Air-conditioning units

Air conditioners fall under electrical items, and as such are something we cannot check. They also perform differently depending on weather conditions, so an issue may not be obvious every time it’s in operation.

We recommend all air-conditioning units  be serviced annually and air filters cleaned on a regular basis as per the manufacturers’ specifications.

Chimneys

If a property has a chimney, the flashings and brick deterioration, mortar erosion and lack of support may not be visible due to height restrictions.

All fire boxes or fireplaces need to be burning fuel to test if the units work correctly. This test is outside the scope of an inspection and it is recommended that if a property has these components, that they are fully tested and inspected before purchase.

Hot water units

While we are not plumbers, we do include a visual report of the condition of the hot water unit and will recommend that a licensed plumber should be consulted for further advice if it’s required.

We cannot test pressure relief valves on freestanding hot water units as this valve may break, seize or leak due to lack of testing over a period of time.

Swimming pools and pool fencing

The owner/seller of a home is required to provide you with a pool safety certificate at the time of sale. This can only be issued by a licensed pool safety inspector. If the pool does not have a pool safety certificate before entering into contract, the seller must give the buyer a form 36 – notice of no pool safety certificate.

Obstructed areas

If an area such as a roof space cavity, the back of wardrobes and cupboards or the crawl space under a house is not accessible, or obstructed, then we can’t inspect it.

Case Study – Water Damage and Wood Rot

Quite often we come across properties which feature damage that you can’t always see without taking further action. This is why we stress the importance of a pre-purchase building inspection when buying!

Here is an example (see photos) of what happens when shower floor to wall junctions are not sealed and maintained. Extensive water damage can occur, resulting in the floor requiring replacement. This has the potential to become a very expensive repair as the shower has to be removed, which could result in a full bathroom makeover as it may not be possible to match the tiles to the rest of the bathroom.

This house in Noosa has water ingress to the flooring under both bathrooms. Moisture from the bathroom has created water damage and wood rot to the wall in the adjacent room. Wood rot to the skirting is evident which in addition, could result in wood rot to the wall framing in concealed areas.

Equipment such as the Thermal Imaging Camera and Moisture Meters pick up the water ingress under the tiles. Further investigation to the subfloor reveals the extensive wood rot to the flooring beneath.
